The application was a complex one, supported by an environmental statement (being assessed as EIA development), heritage statement, landscape appraisal, arboricultural survey, biodiversity mitigation plan and drainage strategy.
The 4.3ha site was located within a flood risk area, as well as being within 100m of a Site of Special Scientific Interest, a Special Area of Conservation, a Special Protection Area and within 400m of a Ramsar site (a wetland site designated as of international importance).
Ecological surveys showed the presence or potential for slow worms, badgers, bats, dormice, nightjar and Dartford warbler. In order to mitigate the loss of important habitats, new habitat creation on site was required, together with the enhancement of existing habitats.
